Colonial Manor Subdivision, 2010 2nd Quarter Home Sales, Elkhart Township, Goshen Community Schools

Colonial Manor Subdivision is located off of Bashor Road in Elkhart Township, Goshen, Indiana.  Children who live here who attend the public school system will be attending schools in the Goshen Community School District.

In the 2nd quarter of 2010 Colonial Manor Subdivision had 4 sales ranging in prices from $84,665 to $101,000.  These homes were marketed between 2 and 66 days.  Of the 2 sales, one was an REO Property and the other three were arm’s length transactions.

REO Properties are homes that are owned by a Bank/Investor which they obtained thru the foreclosure process.

Short Sales are definded as a sale where the debt owing against a property combined with the costs associated with the sale exceed the property’s market value.  In a loan default situation (pre-foreclosure) , lender(s) may be willing to agree to allow the property to be sold for less than the loan amount and/or accept less than (or “short”) the amount owed, and may or many not accept the net proceeds of sale as payment in full of the debt.
