A couple times in your life?  How can you be expected to know all the up&#8217;s and down&#8217;s, in&#8217;s and out&#8217;s of such a big purchase?  You  can&#8217;t, not even with the experiences of all your family and friends can you navigate your way through it all, and protect yourself like a pair of experienced eyes, like MINE.  A Buyer&#8217;s Rep is a real estate agent that cares enough about the services they provide to take extra education to be the best they can be.  That&#8217;s ME!</p>

<p>You really want to get your taxes and pay stubs and bank statements together before you start looking at homes.  Getting a jump on your mortgage puts you in a better position to know how much of a house you can afford and when you walk into it you have a much better position in negotiations.  A <strong>Pre-Qualification</strong> means a <a title="mortgage loan officer" href="mailto://roger.maxwell@guaranteedrate.com"><strong>Mortgage Loan Officer</strong></a> has made an informal determination stating the amount of the mortgage you can afford.  A <strong>Pre-Approval</strong> is a guarantee in writing by a lender that will grant you a loan up to a specified amount, subject to receiving full documentation and appraisal. </p>
<p><span style="color: #339966;"><strong>Assess Your Wants and Needs in A Home</strong></span></p>
<p>This is the exciting part! However, sometimes deciding what you truly want and need, and can afford, can be challenging! Do you want a ranch, or two story or split level, how old? What Style? How about features like a fireplace, upgraded kitchen appliances or a fenced yard?  Do you want a finished basement, one you can design and finish yourself, or do you even want a basement? Do you need a home office or hobby space?  What about storage options?  These are the types of things you and I will go over to get you to your dream home. Sometimes we have trade-offs, maybe a 3 car garage is more important than a home office&#8230;</p>

<p>Choosing a home also involves choosing a neighborhood.  although it&#8217;s important to consider future resale value, it&#8217;s also important to choose a home and neighborhood that you and your family will enjoy living in.</p>
<p>Factors to consider when evaluating a neighborhood include:</p>
<ul>
<li>Neighborhood Profile</li>
<li>Household Data</li>
<li>Crime rate</li>
<li>Quality of Schools</li>
<li>Amenities</li>
</ul>

<p><span style="color: #339966;"><strong>Negotiate Terms</strong></span></p>
<p>When we&#8217;ve found a home that&#8217;s right for you, it&#8217;s time to make an offer. Depending on market conditions, you may have to act quickly, before another buyer steps ahead of you, and that is happening more frequently now.</p>
<p>Beyond price there are several other factors that can enter into your negotiating posisiton.  Are you an all cash buyer? Are you pre approved?  Do you have to sell your current home or meet other contingencies before you can purchase?</p>
<p>Negotiations begin with an initial offer and conclude with acceptance of the final offer. A check for earnest money usually accompanies an offer.</p>
<p><span style="color: #339966;"><strong>Obtain a Mortgage</strong></span></p>
<p>If you&#8217;ve already done the legwork discussed in step 2, you are one major step closer to obtaining a mortgage. Still, securing a mortgage is more complex, and often more expensive, than many consumers realize. There are numerous documents and details that must come together in a short period of time.</p>
<p>Lender requirements differ, but the following list includes the most common items that you and any co-borrower will need to supply to your lender.  Your application will probably be approved faster if all required documents are submitted at the same time.</p>
<ul>
<li>Social Security Number(s) and Birth Date(s)</li>
<li>Photo ID</li>
<li>Paycheck(s) most recent showing year to date earnings</li>
<li>w-2 or 1099 Tax Forms for past two years</li>
<li>Employers names address and phone numbers for past two years</li>
<li>Accounts, current statements of checking, savings and other accounts</li>
<li>Current Assets: Most recent statement of assets such as IRA&#8217;s, CDs, stocks and bonds</li>
</ul>
<p>Special situations such as self employment, separated or divorce, social security, pension, disability or any form of public assistance benefits considered as income, bankruptcy, foreclosure or any judgments against you in the past seven years and VA loans all may require additional information from you.</p>
<p><span style="color: #339966;"><strong>Prepare for Closing Day</strong></span></p>
<p>Many important details must fall in place before you close on your home.  Your Accredited Buyer&#8217;s Representative (ME!) will help you stay on track.  Some of the most important details include:</p>

<li>Attorney Review Request, if you choose</li>
<li>Finalize your Mortgage</li>
<li>Get Ready to Move</li>
<li>Attend a Final Walk-through</li>
<li>Prepare to pay closing costs</li>

<p><span style="color: #339966;"><strong>Close</strong></span></p>
<p>The actual, legal transfer of ownership is called the closing, or settlement. Possession is usually transferred at closing too, but not always.  For various reasons, the seller may request to close the sale but retain possession, and pay rent to the buyer until vacating the property.</p>
<p>You will need to provide your payment of closing costs, proof of insurance and approval of the inspections.</p>

<p>You found your home! The contract has been signed and the closing date set. Now, it&#8217;s time to move. You should, however, begin planning for moving day well in advance.</p>

<li>Take a look at your actual home.  Is the paint fading or chipping?  Is the color outdated or impersonal?  How does the roof look?  As you drive up to or away from your home, what do you see first? </li>

<li>Now go inside just like a buyer would.  You want to be aware of four senses: smell, touch, sight, and hearing.  Go through room by room and test all four senses.  Check flooring and carpet for stains and odors. </li>

<li>Hire someone to professionally clean your home.  Top to bottom!  Cleaning and cosmetic fix-ups, especially in the kitchen, bathrooms, and master bedroom can many times yield you up to $10 in extra sales price for every $1 you invest. </li>

<li>Pets should be out of sight (and smell!).  Get rid of pet odors for showings.  Remember the four senses.  Also, some people are uneasy around pets, and they may distract attention from the features of your home.</li>

<li>Pay particular attention to lighting.  During the day, open all your blinds and curtains.  If it’s cloudy out, turn on all lights for showings.  At dusk, leave your front drapes open and turn on all the lamps and lights. </li>

<p>At night, do the same, but close your blinds and curtains.  When showing your home, turn off all appliances, television, radio, and anything that will distract attention from your home.  You might want to play a little light music to enhance the emotional experience for your buyer.</p>

<p>      Every seller wants to realize as much money as possible when selling their home.  The natural inclination is to price the home high, thinking you can always come down in the future. </p>
<p>      But a listing price that is too high frequently nets the seller LESS money than an original price at market value.  Why is this?  Because people looking for homes in your price range will reject your home in favor of other homes in a reasonable price range.</p>

<p>Here’s how to light up your Christmas light display safely and economically.</p>
<p><strong>1. Safety first.</strong> Emergency rooms are filled with home owners who lose fights with their holiday lights and fall off ladders or suffer electric shocks. To avoid the holiday black and blues, never hang lights solo; instead, work with a partner who holds the ladder. Also, avoid climbing on roofs after rain or snow.</p>
<p><strong>2. Unpack carefully.</strong> Lights break and glass cuts. So unpack your lights gingerly, looking for and replacing broken bulbs along the way.</p>
<p><strong>3. Extension cords are your friends.</strong> Splurge on heavy-duty extension cords that are UL-listed for outdoor use. To avoid overloading, only link five strings of lights together before plugging into an extension cord.</p>
<p><strong>4. LEDs cost less to light.</strong> LED Christmas lights use roughly 70% to 90% less energy and last up to 10 times longer than incandescent bulbs. You can safely connect many more LED light strings than incandescents. Downside: Some think they don’t burn as brightly as incandescent bulbs.</p>
<p><strong>5. Solar lights cost nothing to run.</strong> Solar Christmas lights are roughly four times more expensive to buy than LEDs, but they cost zero to run. They’re a bright-burning, green alternative. Downside: If there’s no sun during the day, there’s no light at night. The jury’s also still out on how long they last; they’re too new on the market for results.</p>
<p><strong>6. Dismantle lights sooner than later.</strong> Sun, wind, rain, and snow all take their toll on Christmas lights. To extend the life of lights, take them down immediately after the holidays. The longer you leave the up, the sooner you’ll have to replace them.</p>
<p><strong>7. Plan next year’s display on Dec. 26.</strong> Shop the after-Christmas sales to get the best prices on lights and blowups that you can proudly display next year. Stock up on your favorite lights so you’ll have spares when you need them (and after they’re discontinued).</p>
<p><strong>8. Permanent attachments save time.</strong> If you know you’ll always hang lights from eaves, install permanent light clips ($13 for 75 clips) that will save you hanging time each year. You’ll get a couple/three years out of the clips before sun eats the plastic.</p>
<p><strong>9. Find those blueprints.</strong> Instead of guessing how many light strings you’ll need, or measuring with a tape, dig up your house blueprints or house location drawings (probably with your closing papers) and use those measurements as a guide.</p>
<p><strong>10. Store them in a ball.</strong> It sounds counterintuitive, but the best way to store lights is to ball them up. Wrap five times in one direction, then turn the ball 90 degrees and repeat. Store your light balls in cardboard boxes, rather than in plastic bags: Cardboard absorbs residual moisture and extends the life of your lights.</p>

<p>January to mid August <strong>2011</strong> showed <strong>4,253 homes</strong> selling for an average price of <strong>$106,907</strong> and days on markeet averaged <strong>195.</strong></p>
<p>January to mid August <strong>2012</strong> shows <strong>4,636 homes</strong> have sold for an average price of <strong>$113,375</strong> and selling in <strong>160</strong> days.</p>

				<content:encoded><![CDATA[<p><strong>The Pumpkinvine Nature Trail</strong> is a 16.5 mile linear park and greenway, under development, connecting <strong>Goshen, Middlebury</strong> and <strong>Shipshewana</strong>.  The trail is mostly on the former Pumpkinvine railroad corridor connecting the three towns.  The <strong>Pumpkinvine</strong> <strong>Nature Trail</strong> connects to the Maple City Greenway, which is over 25 miles of trails linking neighborhoods, schools, parks and businesses in <strong>Goshen</strong>.</p>
<p>The Maple City Greenway is also linked to the MapleHeart Trail that runs 4.8 miles to <strong>Elkhart</strong> adjacent to County Road 45.  The entire distance from <strong>Elkhart</strong> to <strong>Shipshewana</strong> on the trails is 25 miles.  Two sections totalling 2.25 miles are on country roads.</p>
<p>The trails provide joggers, bicyclists, walkers and skaters with a quiet place for healty exercise and enjoyment of nature away from motorized traffic.  The trails pass alternately through wooded and open areas.  A project is in progress to enhance the open areas with native grasses and flowers.</p>
